Does homeowners insurance cover flood damage?
No. Standard homeowners policies explicitly exclude flood damage from rising water. Flood coverage must be purchased separately through the NFIP or a private flood insurer.
How much home insurance do I actually need?
You need enough to rebuild your home at today's construction costs — not what you paid for it. Construction costs across North Carolina and South Carolina have risen significantly. If your dwelling coverage is based on an old estimate, you may be underinsured.
What's the difference between replacement cost and actual cash value?
Replacement cost pays what it costs to rebuild or replace an item new. Actual cash value deducts depreciation. Most homeowners are better served by replacement cost coverage.
Are home-based businesses covered by homeowners insurance?
Generally, no. Homeowners policies exclude business property above a small sublimit and won't cover liability claims from clients visiting your home.
